characteristics of Land documents; Green Red and Black garuda (Official Emblem)

           Have you ever noticed that the garuda in land title deed or document of right?

What do Green Red and Black garuda mean?  What are these imply to?

          First issue of a land title deed in Thailand was made in reign of King Rama V. It had issued the Act of issuing a land title deed in era 127 (A.D. 1908) that compiled with the proceeding subject of original land had many editions. After that had improved many copies .Last edition is the Act of issuing a land title deed (sixth edition) A.D.1936 which developed to be Law Code year 1936 for enforcement about issuing a land title deed and document of rights in all land proceeds to present. Title deed is an important document to show the ownership of land.

          “Title deed or NorSor.4” is the most obvious document to show ownership can be traded and  transferred legally which the most people having in possession such as; Almost land in town  have right document is Title deed which symbol is red garuda (red official emblem) but in case of certificate of utilization type Norsor.3 Kor. that is document is certified from land officer  that have usedin the land and have only right of possession ,did not have ownership could  not trade , transfer or mortgage that issued in area which have  aerial photograph  such document has green garuda (green official emblem). In part of certificate of utilization type Norsor.3 and Norsor.3 Khor that is document certified from land officer that has used in the land and have only right of possession, did not have ownership could not trade ortransfer or mortgage  but both of 2 types do not have  aerial photograph mapsheet whichsymbol is black garuda (black official emblem)

          Besides of as mentioned above information Many people maybe have heard “Red back title deed”  that is not mean same case of title deed that have symbol is red garuda (red official emblem) or NorSor.4  because “Red back title deed” and this “NorSor.4” arecases that have specified words in back side of title deed is “Do not transfer a right document within 5-10 years”
